Premier Lawns looks after lawns across Malone, Stranmillis, Balmoral and the Ormeau Road, and some larger lawns further out towards Royal Hillsborough.

From seasonal lawn treatments to aeration, scarifying and overseeding, we take care of what your lawn needs throughout the year.

You enjoy your garden. We’ll look after the grass.

Sound like your lawn?

  • Moss that comes back every spring
  • Pale, yellowing grass that never holds its colour
  • Thin, patchy grass that never seems to thicken up
  • Lumps and hollows you can feel when you walk on it
  • Soggy all winter and baked hard all summer

Each of those has a fix. It usually takes the right work at the right time of year rather than anything quick, and the videos further down show what that looks like on lawns near you.

Your lawn, on autopilot

If you’re off the Malone Road, in Stranmillis, Balmoral or round the Ormeau, your garden is part of your home. It’s the first thing people see when they pull up, and it’s where you want to be when the weather’s good.

You get a lawn that looks right all year, without it eating into your weekends or you having to work out what it needs next. We visit five times a year, roughly every 10 weeks, and time each treatment around the weather. All you do is keep it cut, or let the robot do it, and enjoy it.

Your own personal greenkeeper

Premier Lawns is a small, independent lawn care service based in Newtownabbey. It was started by Robbie Lynn in 2012, after 20 years as a greenkeeper at six golf clubs, the last eight at Clandeboye Golf Club. And it’s that knowledge that helps us work out what your lawn needs, rather than treating every lawn the same way.

We also run a lawn care channel on YouTube with over 100,000 subscribers, and the lawns you see in the videos are our clients’ lawns.

We keep our list of clients small on purpose. It means treatments go down when the conditions are right rather than when the calendar says so, and every lawn gets the attention it needs. It also means places are limited, and we only take on a select few each year.

Lawns we look after near you

These are four lawns we look after around the Malone Road, each with different problems and different work needed to put them right.

Malone Road area, Belfast (BT9) · 2025

Levelling a lumpy lawn

The problem: It looked flat, but you could feel the lumps and dips underfoot, and it was a real mix of grasses, with a lot of a coarse grass called Yorkshire fog.

What we did: We cut it right down to show up the dips, scarified it and seeded into the lines the scarifier left. Then we top dressed with screened topsoil, putting extra into the low spots, levelled it off and matted it in.

Why we did it this way: You can’t take out the grasses that are already there, but seeding in better ones slowly changes the lawn over time. We level with topsoil rather than compost, because compost rots down and the dips come back.

Fixing a heavy clay lawn

The problem: Heavy clay that baked hard in summer and stayed soggy all winter, with tramlines worn in from mowing when it was wet.

What we did: We aerated, scarified, fixed the tramlines, then overseeded and top dressed with compost.

Why we did it this way: Clay particles are tiny and packed tight, so water can’t drain through and roots struggle to get down. The aeration holes open channels for air and water, and the compost adds organic matter that opens the clay up over time. Sand sounds like the answer, but fine sand fills the gaps in the clay and makes the drainage worse.

Getting on top of thatch

The problem: When this lawn was laid a few years ago it was mostly fescue and bent, fine grasses that build up thatch, and the thatch was unbelievable.

What we did: We’ve been seeding dwarf rye and fescue into it over the last few years. On this visit we aerated, scarified and seeded, covered the seed with a thin layer of soil, matted it in, then put on seaweed, iron and a pre-seeder feed.

Why we did it this way: Dwarf rye makes far less thatch than the fine grasses, so as more of it comes through, less thatch builds up. It’s turned the lawn around: the cores on this visit showed only a thin layer left, with roots going right down.

An autumn renovation

The problem: A lawn we look after and film most years. It has some fine grasses like fescue, so thatch builds up, and this time it needed to come out before new seed could take.

What we did: We aerated, then scarified twice with the machine set lower than usual, the second pass on the diagonal. We seeded into the lines, dragged the seed in, fed it and finished with seaweed.

Why we did it this way: Going across on the diagonal takes the most out, and we only go that hard when we’re seeding straight after, so the new grass fills in. Dragging the seed in closes the lines over it and gives it somewhere safe to grow.

We also look after a couple of bigger lawns further out, towards Royal Hillsborough. It’s a good drive from our base, so out there we only take on larger lawns, and there’s usually a wait for a first visit.

Royal Hillsborough (BT26)

A full autumn renovation

The problem: A big lawn with a lot of thatch and dead growth built up in the base.

What we did: We cut it, hollow core aerated and scarified, and blew off the thatch. Then we overseeded, dragged the seed in and fed it, and finished with seaweed and iron.

Why we did it this way: Getting the thatch out first means the seed lands on soil, and dragging it in gives it the best chance of taking. The seaweed feeds the soil, not just the lawn, and the iron greens the grass up and keeps the moss in check.

Having recently met Robbie and Jason in real life, i can truly say that what you see on the YouTube channel is exactly what they are like in person. They were incredibly knowledgeable as expected and also really friendly, reassuring me that my lawn can be resurrected to life with a combination of treatment, following their advice, and patience. Would highly recommend to anyone who is fortunate enough to live in the areas they service. Thanks team Premier Lawns!

Is Premier Lawns right for you?

We're a good fit if:

  • You're prepared to invest in getting it right
  • You want ongoing professional lawn care
  • It's mown regularly, or you have a robot mower

We're probably not the right fit if:

  • You're mainly looking for the cheapest option
  • You need someone to cut the grass
  • You only want a one-off treatment or quick fix

We'd love to help everyone, but we're a small team and can only take on a limited number of new lawns each year. Here's where to go instead.

Above all else, we work in partnership with you. What you do between our visits makes the biggest difference, and we'll guide you on what to do and when.

Could your lawn be one we look after?

We only take on a small number of new lawns each year, focusing on areas where we can provide a reliable, ongoing service.
Start by checking your postcode. If you're in our service area, tell us a little about your lawn and we'll take it from there.

1. Check your postcode

Pop it into the checker to see if you are on our route.

2. Submit your lawn details

Fill in the short form so we can review your garden.

3. We'll be in touch

We'll look at your details and get in touch if your lawn and location are a good fit for our service.

A few common questions

Do you cover my street?

We cover BT7 and BT9, which takes in Malone, Stranmillis, Balmoral and the Ormeau, and part of BT10 in Finaghy, south of the M1. Pop your postcode into the checker at the top of the page to see if you’re on our route.

Do you cut the grass?

No. We look after the lawn itself, and you keep it cut between visits, or a robot mower does. If you need someone to mow it, we’re not the right fit.

How soon can you start?

Spring and autumn are our busiest times, and we only take on a limited number of new lawns each year.

If we have availability and your lawn is a good fit, we’ll send you an estimate by email and carry out the first treatment on our first visit.

Renovations are normally planned three to six months after you join us. We prefer to get your lawn onto a regular treatment programme first, dealing with weeds and preparing it for the renovation. Our renovations can include seeding and topdressing, so the timing matters, as weed treatments and seeding can’t be carried out together.

How will I know you’re coming?

We send you a reminder before the visit, and it tells you which member of the team is coming.

Do I need to be home when you visit?

Not at all. Most of our clients are out when we visit, so there’s no need to arrange your day around us. All we need is access to your lawn. If you have a locked gate, we’re happy to keep your access code securely on file. We’ll take care of the treatment, close everything up behind us and leave your garden just as we found it. After the visit, we leave a card so you know we’ve been.

Is it safe for children and pets?

Yes. Keep children and pets off the lawn while we’re treating it, and until the lawn is dry.
